City zoning dept confirmed it should not be a problem with the addition of a gravel pad for parking. Also with the purchase, is the neighboring vacant lot that is also large enough for a new build duplex. Or keep it a single family with 4 beds and 2 baths at 2104 sqft there is plenty of room. Tax assessment is $63,900. Asking $33,000.
City zoning dept verified lot size on both lots exceeds requirements for duplex and special exception under current RM-1 zoning. This will require special exception application to be filed and approved. Next deadline for submission is July 12 with a hearing on August 8. Cost for application is $350. The only concern the city expressed to me was providing an area for off street parking in the site plan submitted with the application.
